In Guilford, Bill Ferrara has leased space at Mulberry Plaza to John Cruet, AIA for a two year term.  John now occupies an office suite on the second floor of the building.  He was attracted to the location for personal convenience and the ability for clients to easily locate him as a co-tenant of Dunkin’ Donuts.

Colonial Properties is pleased to announce the sale of 886 Boston Post Rd., West Haven . This provides a solution to cover the gap between these less financially rewarding medical fields and the cost of education.

Colonial Properties Incorporated provided the Landlord with representation for 551 Anderson Avenue, Milford where Bill Ferrara and Fred A. Messore negotiated a lease to accommodate the adjacent tenant, Cartwheels, in their plans for expansion.  The space leased in this transaction equaled 3,000 square feet for a term of 42 months.  Cartwheels Inc. now occupies approximately 10,000 square feet in the building.

87 Union Street, New Haven, CT - LEASED

Jim Saldamarco, representing Hill Commerce Realty Company, leased 6,000 SF of warehouse space to Republic ITS at 87 Union Street , New Haven . Republic ITS signed a 3 year lease, they are an electrical contracting company and were drawn to this space, in part because Turtle & Hughes Electrical Supply leased 10,000 sf thru Colonial last year in the adjacent space. Additionally, Gretchen’s Kitchens leased 8,000 SF in the building for a Recording and Art Studio.

501 Boston Post Road, Orange, CT LEASED

Jim Saldamarco has leased 2,000 SF of retail space located at 501 Boston Post Road . The new tenants are Nerds to Go. They provide In-home Computer Service for Residential Computer Users, On-site Technology Solutions for Small Businesses and Bella Spa and Boutique, a Day and Nail Spa, signing a three year lease. Saldamarco represented the Landlord D’Amato Investments. The center which caters to smaller retail and office users is now fully leased.

256 Seaside Avenue, Milford CTSOLD.

Colonial Properties, Inc. is pleased to announce the completed sale of 256 Seaside Avenue, Milford, a 2,400 SF office building on .42 acres.  Michael Richetelli, President of Colonial Properties, Inc., represented the seller-Suman Gupta in the transaction. The buyer, Computil Corporation, provides computerized billing and GIS mapping systems for utilities and network setup and support. Computil purchased the property for $475,000 and will use the property for their corporate headquarters.

Stratford based Metropolitan Dental Laboratory LLC has purchased a 4,800 sq. ft. building at 16 Oxford Rd for $675,000 from Oxford Place LLC. Fred A. Messore, Commercial Realtor and Development Specialist of Colonial Properties, Inc. and Kevin Weirsman, Vice President/Broker of Colonial Properties, Inc. were the brokers in the transaction.

5-9 Norwood Street, Meriden -SOLD

Colonial Properties, Inc.  has completed the sale of the former First Unitarian Church , a 14,000 SF building on .50 acres . Colonial Properties, Inc. was the sole broker in this transaction, representing the seller- Equity Funding Mortgage, LLC. The Buyer, Holy Word Foundation Ministries will also be using the property as a House of Worship.

Mike Richetelli was the sole broker involved in the sale of this signature Orange building. The highly visible 3,000 SF building sits on 1 acre and was home to Designers Hair Salon for more than 20 years. Orange, CT - LEASED

Mike Richetelli was the sole broker involved in a lease for 1,800 SF @ the Orange Promenade Shopping Center at the intersection of Rte. 1 & Rte. 162..  The tenant, Super Suppers, is a national meal assembly franchise operation; the store opened for business in mid-April.  

West Haven, CT - SOLD

Kevin Weirsman has completed the sale of 2 Elizabeth Street, a 14,000 SF office/ redevelopment property on 1.25 acres located directly along Rte. 34 near the Maltby Lakes.  Mr. Weirsman was the sole Broker involved in the transaction, representing the Seller, DRB/ I LLP and the Buyer, Faith Temple Revival Church.  The Buyer, who purchased the property for $445,000, has plans to renovate and expand the existing structure to house its office, sanctuary, and outreach programs.

Orange, CT - LEASED

Jim Saldamarco of Colonial Properties Inc. has leased 10,500 SF of commercial showroom, office and warehouse space at 87 Union Street, a 50,000 SF light industrial building which also houses Torrington Plumbing Supply. Mr. Saldamarco represented the owner of the property, Hill Commerce Realty Co. The tenant, Turtle & Hughes, Inc. signed a 5-year lease and will use the space for electrical parts distribution. Mike Defeo of Re-Max Right Choice represented Turtle & Hughes, Inc.

West Haven, CT - LEASED

Kevin Weirsman has leased 16,000 SF of commercial showroom and warehouse space at 420 Frontage Road, a 64,000 SF light industrial building.  Mr. Weirsman represented the Owner of the property, 420 Frontage Road, LLC, who recently purchased the property as an investment for $4,375,000.  The Tenant, GIII Apparel Group, Ltd. has leased the space for its Sports Licensing Division to manufacture, warehouse and distribute professional sports related clothing and accessories. 

West Haven, CT - SOLD

Kevin Weirsman of Colonial Properties, Inc. has completed the sale of 100 Sawmill Road, a 55,000 SF light industrial, multi- tenant investment property.  The property, 70% leased, was purchased for $1,250,000.  Mr. Weirsman represented the Seller, Oil Services, Inc.  The Buyer, an active developer, has plans to renovate the building to offer new and existing tenants cleaner showroom type space with increased visual appeal.  The demand for this type of renovation will fit nicely with West Haven's growing retail and business environment, with such nearby developments as the new Super Stop & Shop and Tommy K's Video projects. 

Milford, CT -SOLD

Kevin Weirsman of Colonial Properties Inc. has brokered the sale of 10 Oxford Road, a 5,000 SF single tenant, net leased investment property.  Mr. Weirsman represented the Seller of the property, CB & CD Associates, LLC.  The property was purchased by a local investor for $832,000, asking price. 

501 Boston Post Rd., Orange-LEASED

Colonial Properties, Inc. was the sole agency involved in the leasing of 900 sf at Liberty Plaza to Liberty Tax Services. Joan Miller represented the landlord D'Amato Brothers, of Milford, CT and Kevin Weirsman represented the tenant, Conrad Wagner, DBA Liberty Tax Services. Liberty is a franchise, offering year round tax preparation and other related services. The shopping center is now 100% leased thanks in large part to Colonial after filling several vacancies over the past few years.

221-227 Bull Hill Lane, West Haven -LEASED

Joan Miller, Senior Commercial Specialist was the sole Broker involved in the leasing of 18,370 sf in the 35,582 retail center located at 221-227 Bull Hill Lane by Tutor Time Learning Centers. Tutor Time has been a tenant in the building for several years and this new lease expands their existing space to 29,370. The property is now fully leased; the other tenants located in a second building include Lucky Dollar store and Laundry Capital, a cutting-edge Laundromat occupying 5,130 sf.

808 New Haven Rd., Naugatuck-SOLD

The former Stone House Grill, located at 808 New Haven Rd., Naugatuck, was sold by Colonial Properties, Inc. for $575,000. The 4,500 sf two-story stand-alone building located ˝ mile from Route 8 accommodates 175 people. Joan Miller, of Colonial Properties, Inc. represented the seller, 808 New Haven Avenue, LLC. The buyer, Robert Wool, of Ridgefield owns other restaurants in Fairfield County and plans to make several changes to the building and business including changing the name and menu.

Steven Spector is pleased to announce that leasing activity at this 168,000 sf industrial facility continues to be strong with the signing of two major leases. Nolan Woodworking a custom kitchen cabinetry maker has committed to 15,000 sf for five years and a collaboration of four "Custom" woodworking businesses have leased 17,000 sf for five years.

Steven Spector has completed two leases at this business park, bringing a new dental practice to the community and relocating an established printing business in town. Dr. Xiaoyiang Wang, DDS has signed a five-year lease with options to establish an Orange office in addition to her Danbury location. Proprint has relocated from the Firelite Shopping Center to an expanded facility with a five-year lease with options.

Steven Spector has negotiated a lease for a prime corner property in the East Haven downtown business district. The property will be the new headquarters for Art DeCato Enterprises, a locally based Heating and Cooling Contractor. The five-year lease includes an option to purchase the property and the tenant has already started improvements to the property to beautify the prominent corner.

AAIS, an asbestos abatement and demolition company has entered into a lease for this 5,500 sf building on .65 acres. 250 Bull Hill Lane Orange - LEASED
Steven Spector has successfully negotiated a lease for this 8 acre site with Kohl's Department Store. The property has been vacant since a Bradlees Store that occupied the 85,000 sf building closed several years ago. Spector was the sole broker involved as he negotiated the lease on behalf of the property owners- The Harborside Corporation of New York City. Kohl's entered into a 20 year lease on the property and will construct a new 87,000 sf building, set to be completed by the end of 2005.
4 Oxford Rd., Milford - SOLD
The Marsh Hill Business Park has been sold by S & L Associates, LLC to Sanibel 995, LLC and Boar's Head Properties, LLC for $2,725,000. The park is fully leased and consists of 30,000 sf of office/flex units on 3.58 acres. Steven Spector of Colonial Properties represented the Seller in the transaction. Mr. Spector focuses much of his efforts on investment properties and has orchestrated several notable transactions recently.

Steven Spector and Kevin Weirsman have successfully negotiated a lease for 2,330 sf with The Founders Insurance Group on behalf of the property owners, Sunny Ledge Group, LLC. Founders entered into a five year lease and will establish a regional office at this location.
